The first step

Call us at the office, send us an email or pop in for a coffee and some advice. We will arrange an appointment for one of us to come and visit your property, at a time convenient to you.

The day of the appointment

This is your opportunity to get to know us and ask us anything you want to know about the ‘Vivendi Approach’.

-Getting to know you

This appointment gives us time to sit down with you, and thoroughly understand your motivations for selling, the timeline you hope to work towards and your expectations from the sales process. The more we learn from you at this stage, the more we can cater to your specific requirements.

-Deciding on a Guide price

We will have carried out some extensive research to ensure that we can put a realistic value on your home. We don’t believe in giving inflated figures, as although they sound enticing, ultimately it results in disappointment….hardly the right way to begin a relationship with our clients! Honesty is always our best policy.

The paperwork

Your detailed market appraisal letter will be sent out via both email and post the following day, and we’ll call you to see if you have any questions. If you are happy, it is time to sign the agreement and begin the adventure…

We appreciate that life is busy and sometimes you will need to get hold of us outside the hours of nine till five. We are on hand for anything you need us for, even if it’s merely just a chat or a little reassurance.

Creating your marketing package

When searching for a property on the internet, what is the first thing you look at? We thought so….the photographs. This is why we use a very skilled professional photographer who captures every feature of your home. We create striking brochures, to which we add some beautifully written text. As we have said before, your home has a story and we know how to tell it!

We also provide virtual tours (where appropriate), as this is a great way for people to ‘walk’ around the property, getting a real feel for the rooms and their dimensions.

The modern era of selling

We have not been living under a rock for the last ten years, we know that most property hunters begin their search online. This is why we have made sure we are on all the major internet portals (Rightmove, Zoopla and Prime Location).

We also pay constant attention to our own database of buyers, ensuring we are always up to date with exactly what they are looking for. If we think your property could be the one for them…we are straight on the phone.

Along with our own design led website, we are able to give your property maximum exposure.


Our thorough knowledge of everything about the house, prepares us for any questions a potential buyer may have.

Viewings are not simply to show the rooms in a house, they are to encourage people to see how they might fit their lifestyle into the home, and make it their own. The more relaxed they feel to spend time viewing, the more likely they are to fall in love. We just ask that you leave the house fifteen minutes before a viewing, as this gives us a little time to set the scene, the right lighting alone can make all the difference.

We know feedback is important and we will contact you after the viewing has taken place, to let you know how it went. We’ll then contact the potential buyers again and come back to you with a conclusive overview of their thoughts.

Agreeing a sale

We will advise you on all offers and we’ll ensure that you are given all the necessary information about the buyer, which we will have verified. It is for you to consider if an offer is appealing enough, but it is for us to negotiate in order to achieve the highest possible price for you.

The path to completion

Moving house has a reputation for being one of life’s most stressful experiences, with sales often taking too long or even falling through. This has financial implications, let alone causes disappointment and inconvenience.
